Not only do Tenant Representatives often lack independence, they also often operate under a price structure which is dependent on the rent payable under the lease. For example, a common method of calculating the fee is an amount equal to 8 weeks gross rent. Under these circumstances it is obviously in the Tenant Representative’s economic interest to accept a higher rent than the rental amount which would be attained through an independent lease negotiator.
